Strengthening international business development at Hyphen

By:

Early decisions matter. These expanded business development roles reflect how Hyphen supports clients and teams by aligning insight, relationships, and expertise from the very start.

In an increasingly complex real estate landscape, the difference is rarely made at delivery alone. It is made earlier, in how risks are understood, priorities aligned, and decisions shaped before a project takes form.

At Hyphen, this early thinking is grounded in close collaboration, shared understanding, and strong, trusted relationships that allow clients and teams to move forward in step.

As part of this approach, Anne Thurmann and Massimiliano Rubin have both been promoted into expanded roles within international business development, reflecting the role they play in supporting clients and teams across markets.

Building shared understanding across long-term partnerships

Based in our Berlin office, Anne works closely with investors, developers, and asset managers to build long-term relationships based on trust, consistency, and a deep understanding of each client’s business. Rather than approaching opportunities in isolation, her focus is on continuity, ensuring that teams remain aligned as priorities evolve across regions and asset classes.

By working closely with both clients and internal teams, Anne helps create a shared mindset early on, allowing the right expertise to come together at the right moment and supporting decisions that stand up over time.

“Strong relationships come from consistency. Clients value knowing that we understand their business and that we can work in-sync across regions as their needs change.”

Anne Thurmann, International business development manager

Turning market insight into confident decisions

With a base in our Milan office, Massimiliano focuses on market intelligence and foresight, helping clients and teams navigate uncertainty with greater clarity. Drawing on insight from across sectors, regions, and senior-level conversations, he works to identify patterns and translate complexity into clear direction.

This early understanding plays a critical role when clients are entering new or unfamiliar markets. By engaging at the very start of a project, often before key decisions have been fixed, Massimiliano helps shape conversations around feasibility, risk, and long-term ambition, allowing strategy and delivery to develop in parallel rather than in sequence.

“The challenge is not the amount of information available. It’s understanding what really matters and how that should shape decisions.”

Massimiliano Rubin, International business development manager

Working closely with project teams across different regions, he supports a joined-up approach that aligns client ambition with what is realistically achievable from the outset. This combination of insight and delivery understanding helps create the conditions for confident, well-informed decision-making across the lifecycle of a project.
