Rimowa

Hyphen worked with Rimowa to transform a five-storey 19th-century building on London’s New Bond Street into a new flagship boutique, navigating significant structural, regulatory and construction challenges along the way.

Dating from 1898 and located within a conservation area, the building came with a number of hidden and complex conditions, including missing foundations, structural stability risks and asbestos. Hyphen was involved from the early stages, helping to establish what could be retained, what needed to change and how the building could be adapted to support Rimowa’s requirements.

The project involved a full refurbishment, extensive basement works and the installation of an accessible lift. A new steel frame was introduced to stabilise the existing structure, while Hyphen worked closely with the contractor, structural engineers and project managers to coordinate solutions as new conditions emerged during construction.

Rimowa’s requirements also evolved during the two-year project. Hyphen’s team adapted to design changes and unforeseen site conditions while helping to maintain progress on site. The completed boutique brings a new retail use to a challenging historic building while providing Rimowa with a flagship presence on one of London’s best-known shopping streets.
