Lotte Gold

Hyphen partnered with Real I.S. for the transformation of the Lotte Gold office building in central Berlin.

Originally built in 1930/31 and refurbished in 2000, Lotte Gold is a distinguished office and commercial complex in the heart of the German capital. The development consists of two architecturally complementary sections: a prominent six-storey corner building with a staggered upper floor and an eastern wing along Rudi-Dutschke-Straße. The basement houses technical facilities, tenant storage, while both sections feature elegant courtyards.

In 2023, our team partnered with Real I.S. to transform this historic building, providing a full architectural design service to enhance functionality and aesthetics. Our scope included reorganisation and design of the office spaces, new design of the façade, and a feasibility study for roof expansion for residential use.

Our approach to the office redevelopment balanced architectural heritage with modern efficiency. Spanning over 100 metres, the redesigned façade respects the original 1930s ribbon windows while incorporating high-performance insulation and ventilated cladding to meet Germany’s Building Energy Act (GEG) standards. The natural stone façade at ground level is crowned by a striking golden canopy, creating inviting entrances.

The ground floor includes retail and restaurant spaces, while the wider building brings together hotel and premium office accommodation. This mix of uses supports the repositioning of Lotte Gold as a flexible, high-quality asset in central Berlin. The office floors provide modular units ranging from 290 to 620 m², supporting flexible layouts for private offices or open-plan spaces. Refined, sustainable finishes and integrated infrastructure create an optimal working environment with ample natural light, superior ventilation, and advanced climate control.

At every stage of the project, our team worked closely with Real I.S., offering expertise and a shared vision to respect the building’s past while maximising its future potential.
